Local home owner experiences hot water heater leak!

There's no water loss SERVPRO cant handle Water Heater Leak!!

SERVPRO of North Clackamas and Happy Valley received an emergency call from a local home owner in the Clackamas area regarding a water loss. During that emergency call we were told  that “the hot water heater inside the finished basement had leaked and there was standing water!” Within an hour our crew of well trained professionals were on sight with equipment ready to help! Our crew was able to extract the water, unfortunately the water went inside the wallas and the bedroom. The carpet in both rooms absorbed a lot of water.

Once the standing water was extracted and we began to remove the carpet , pad, and baseboards  our crew chief noticed suspicious growth. Due to that suspicious growth, we weren't able to set air movement. We had to wait for the removal of the affected materials in order to set that drying equipment.Once we were able to remove the affected material we came up with a drying plan. The plan was to set two dehumidifiers in addition to demolition to speed up that drying process. We were able to finish demolition and dry the basement out in only 5 days and had their basement restored to preloss conditions.

Unfortunately, not all insurance companies will cover a ground water claim because it is considered a natural cause. Ground water is easily contaminated and is nearly always the result of human activity. In areas where population density is high and human use of the land is intensive, ground water is especially vulnerable. Just as ground water generally moves slowly, so do contaminants in ground water. Because of this slow movement, contaminants tend to remain concentrated in the form of a plume. Virtually any activity whereby chemicals or wastes may be released to the environment, either intentionally or accidentally, has the potential to pollute ground water. Kitchen Water Damage

This basement was a victim of water damage. Here in this picture you can see the extent of the damage, a water leak from the top floor found its way to the basement causing drywall, flooring, some appliances and personal belongings to be affected. After removing affected materials, drying equipment was placed to ensure no mold would occur, monitoring appointments would be set to check on progress of drying everyday to make sure our drying plan was sufficient. After drying is complete, the rebuild can start to get your home back into preloss condition. "Like it never even happened."

Simple water damage can much bigger than expected

Not a simple water job!

This customer called us with what would seem to some, a simple water damage. We arrived on site and did our inspection and what we found surprised the home owner. We were able to source the garbage disposal was leaking however it had been leaking for a while. We had to break the news to the home owner that we found microbial growth.

You will see what looks like a simple wet flooring, however under that flooring and on the wall was some pretty strong growth. 

The flooring was removed down to the sub floor as well as the cabinets, sink and stove. 

What seems to be a small water damage or simple leak can manifest into a much larger problem if not addressed immediately.

Your Sprinkler

Although sprinkler systems can be intended to provide a great service they can unfortunately be accidentally tripped.

In this case a group of young children were rough housing in the apartment alone when one of them hit the sprinkler system on the ceiling. To their surprise a hurricane ensued and drenched the entire apartment.

Remember to NEVER hang anything on your sprinkler system no matter how cute and they can be set off with an aggressive bump. No rough housing indoors unless you bring your swim suit.

Here are some early warning indicators to be aware of:

1.Your flooring may change. Tile may loosen without explanation or even any noticeable wetness. Vinyl can peel and laminate flooring may warp or looked buckled.

  • You may see evidence on walls. saturated drywall is obvious. Some not so obvious signs can include paint that is peeling or bubbling, or drywall that is cracking due to small amounts of water on the inside of the wall that can cause the material to swell and retract without looking wet.

We receive a lot of calls about water damage in kitchens. Upon arrival to the job, our technicians often find that the cause of the water loss is due to the dishwasher. There are three main causes of a dishwasher leak:

Supply Line

The water supply line that comes standard to most dishwasher is a copper tube. Copper tends to decay over time which leads to leaks or a total detachment. It is important to check your supply line twice a year to make sure that it is in good shape. It is also recommended that you replace the copper supply line with a stainless-steel tube for more durability.

Water Inlet Valve

There is a valve under your dishwasher that can slowly leak over time. Taking off the bottom, front plate of your dishwasher and checking for leaks twice a year is a great way to monitor if a leak is occurring.

Gasket Leaks

A gasket acts as a seal.  If you have water pooling in front of your dishwasher after using it, this may be a sign of a weak door gasket.

Washing Machine Safety Tips

Washing Machines Study fact A burst water supply line caused half of all water damage incidents involving washing machines. On average, these incidents caused more than $6,000 in damage per incident. Loss prevention and maintenance tips

1. Turn supply valves off when not in use. 

2. Consider installing a lever-type valve that is easy to operate between uses.

3. Do not operate the washing machine while the home is unoccupied.

4. Leave a 3 to 4 inch gap between the back of the washing machine and the wall to avoid kinking the hose near the valve connection.

5. Inspect the water supply line hoses every 6 months.

6. Ensure that the connection to the valve is secure, but avoid over-tightening.

7. Hand tighten first. Then tighten an additional 2/3 of a turn using pliers.

8. Check the hoses for cracks, kinks or blisters, which are most commonly found near the hose connection.

9. Washing machine manufacturers recommend replacing washing machine hoses every 5 years.

10. Consider reinforced braided stainless steel hoses.

Leaky pipe on second level causes water damages on the main level

Not all water damages are big and chaotic, some are small and harmless like this one in the picture below. Here we have an air vent that has a small amount of water leaking out of it. Around the vent, the water has made the drywall wet, as long as there is no insulation it can be dried in place making the process short and sweet. Even though this is a pretty small damage we know it can be a big deal to home owners and/ or tenants and we would treat it as so. Sprinkler system went off during a party

Although sprinkler systems can be intended to provide a great service they can unfortunately be accidentally tripped.

In this case a group of young children were rough housing in the apartment alone when one of them hit the sprinkler system on the ceiling. To their surprise a hurricane ensued and drenched the entire apartment.

Remember to NEVER hang anything on your sprinkler system no matter how cute and they can be set off with an aggressive bump. No rough housing indoors unless you bring your swim suit.
